Viewings are by appointment, at a mutually convenient time.
We suggest that you get as many as possible of your group together to attend your first viewing.

​To proceed with taking one of our properties

Once you inform us you wish to rent the house we will cancel any other viewings and hold it for 7 days.  We will email all the paperwork to one nominated person.  You should be prepared to all sign the Tenancy Agreement and pay a deposit within 7 days.  After that time we will re-advertise the property.

Reference Form.

All tenants will be asked to complete our Reference Form, giving both yours and your parent/guardian details.  You will need at least one referee who can confirm your home address.  A copy of the form can be seen here
Guarantor.
​Each tenant will need to provide a guarantor. This person will be required only to guarantee the rent of the individual concerned, and will have no liability for any other tenant. A sample Guarantor Form can be found  here 

 
​Our Tenancy Agreement
A copy of the Tenancy Agreement will be sent to you in advance. We never pressurize you to sign immediately.  A sample of the agreement can be viewed here 

All tenants of a property will be required to sign the same Shorthold Tenancy agreement and everyone will be joint tenants.​   The start date of the agreement will be the 1st July until the end of June the following year.  An example or our Tenancy Agreement can be found .

Deposits​

Deposits are fully protected by mydeposits.co.uk, a Government authorised protection scheme.
You will receive a deposit protection certificate signed by us which will confirm that your deposit has been registered.  

ALL OUR PROPERTIES CONFORM TO NEW LICENCING REQUIREMENTS

The gardens are maintained by us, so no problems with grass cutting etc. We have good reliable contacts with a local plumber, electrician etc, and can call up assistance quickly.  We have a annual programme of redecoration and refurbishment which is carried out each summer.
 
We are members of the National Landlords Association.

Taking over the Property
 
​We will arrange with a suitable time for you to takeover the house.  We will check the meter readings with you and agree the condition of the house and the inventory with your representative.  You do not all need to be there. We will issue that person with all the keys.  Before you move in we ensure that the property has been properly cleaned.  Any maintenance work or refurbishment required will be agreed with you to avoid any inconvenience.
 
 Your responsibilities
 
You are responsible for rent, gas, electric , phone and broadband charges,  as well as water.  You are liable for Council tax, but students get an exemption certificate from the University.
